Yes. Our fees are separate from the Local Authority’s planning and Building Regulations charges. Council fees vary depending on the type of project, and we’ll let you know the relevant costs in writing before anything is submitted.

Once your application has been validated by the Local Planning Authority, you’ll usually receive a decision within 8 weeks. This can take longer if your project is more complex or if the council asks for extra information. We can also chase the local authority on your behalf to help keep things moving.

In a planning application, supporting documentation is usually submitted. In most cases, this is a mandatory requirement of the Local Planning Authority (LPA). This will typically include a location plan, site plan and other relevant drawings, together with a Planning Statement. It may also include photographs. We are able to provide all of these documents in support of your application.

Yes, we can still make amendments after submission. Changes during the concept stage are free, but updates requested after the planning application has been sent may incur an extra charge. We work on a pay-as-you-go basis at £50 per hour. If the Planning Officer asks for changes to support approval, we do not charge for those amendments.
