Our primary engagements are Architects looking for services to be provided on a freelance bases and private clients looking to achieve small developments or domestic developments including extensions and conversions which require either planning permission, building regulations, structural engineer’s calculations or designed plans & drawings for their projects.
We produce detailed drawings and designs in 2D & 3D for Architects, designers, engineers, estate agents and home owners using the latest technology and expertise with various different software packages. These can then be supplied to you in dwg, PDF or any other format you require if needed.

Process
We offer a FREE site visit, at your convenience. This is an opportunity for us to gain a good understanding of the project, and your objectives. We can also advise you about your design options. At this stage, we’ll give you an idea of the costs involved, and follow it up with a formal, itemised quotation.
Once instructed to proceed, we will arrange a convenient date to carry out a full survey, photograph the property and draw up initial plans. When you are completely satisfied with the plans, we’ll prepare your application for planning permission. At this stage, you will be invoiced for the drawings and the preparation of your application and we will also request payment for your planning application fee.
After the 8 week determination period is up and your planning permission is granted, your building regulations application must be prepared for submission to the local authority. When it’s ready, we’ll invoice you for the remainder of your balance and request payment for the application fee.
A number of documents will be required to support the building regulations application. We will inform you at quotation stage of any additional costs that may be attached to these documents.
Timescales from FREE site visit
1. Written quotation within 2 days of site visit
2. Measured survey within 1 week of instruction
3. Prepare Planning drawings within 14 days of survey
4. Submit Planning Application within 3 days of receipt of payment
5. Following 8 week planning process, prepare Building Regulations drawings within 1 week of instruction
6. Submit Building Regulations application within 2 days of receipt of payment
7. Following 6-8 week application process, works can be undertaken
